When the electrical design is right, nobody notices it. Power is where people work, lighting supports the interior rather than fighting it, meeting rooms simply function, and the kitchen never trips mid-service. When it is wrong, everybody notices: trailing leads across an office floor, overloaded circuits behind a bar, ceilings opened twice because containment was never planned, and a handover file that cannot satisfy the landlord or the insurer.
The difference is design. A commercial electrical installation is a set of business decisions expressed in cable: how much capacity the premises needs now and in five years, where distribution boards sit so they can be reached and extended, how power and data share routes without interfering, how the lighting is circuited and controlled, and how all of it is tested, certificated and documented so the building can be operated, altered and eventually handed back without drama.
We approach electrical services as consultants first, often as part of a wider coordinated commercial MEP design, and on selected projects carrying the work through installation and commissioning where that is included in the appointment. Either way, the discipline is the same: decisions made on drawings, coordinated with every other trade, before anyone opens a ceiling.

The first electrical question on any commercial project is blunt: does the building have enough power for the plan? A catering kitchen, comfort cooling, a dense office floor or a specialist tenant can each change the answer. We assess the existing installation and incoming supply against the proposed demand at the earliest stage, so the project knows before it commits whether the capacity is there, and, where it genuinely is not, the conversation with the landlord or the network operator starts while there is still programme to absorb it.
From there the distribution design gives that capacity a sensible shape: sub-main routes, distribution boards positioned where they can be accessed and extended, circuits arranged so a fault in one area does not silence another, metering where the operation needs to understand its own consumption, and honest spare capacity for the changes every workspace eventually makes. On a City of London office floor that usually means desks can be re-planned without rewiring; in a restaurant it means the kitchen and front of house each have supplies sized for a full service, not a quiet Tuesday.
Small power is where the design meets the furniture: desk power and floor boxes aligned with the space plan, cleaners' sockets where the cleaners actually go, dedicated circuits for equipment that must not share, and the sockets, spurs and connection units that let the interior work without an extension lead in sight.

Lighting circuits that serve the interior
This page is about the engineering beneath the light: circuits, wiring, switching and the control infrastructure that makes a lighting scheme work. The design of the light itself, scenes, fittings, daylight and automated shading, is its own discipline, covered on our lighting & shading design page. The two must be designed together: circuiting decides what a control system can ever do, so a lighting scheme wired without a control strategy is a scheme that can never be properly controlled.
We design the general-lighting circuits and the lighting-control infrastructure as one: circuit zoning that matches how the space is used, control wiring and power supplies for the chosen platform, containment to every fitting and keypad, and interfaces with presence detection, daylight dimming and the wider building controls where the project includes them. Done at design stage, this costs lines on a drawing; retrofitted, it costs ceilings.
Emergency lighting is designed alongside: escape routes, open areas and high-risk task locations covered, test facilities included, and certification and log-book requirements defined for handover. It is a legal obligation and a life-safety system, and in a premium interior it also has to be handled with taste: discreet, integrated emergency fittings, positioned with the lighting scheme and the ceiling design, so compliance never reads as an afterthought bolted to the ceiling.
Containment & cable routes
Plan the routes before the ceilings close
Containment, the basket, tray and conduit that carries every cable through the building, is the least glamorous part of an electrical installation and one of the most consequential. Routes through ceiling voids and risers are contested space: ductwork, pipework, sprinklers, data and lighting all want the same few centimetres. We plan the containment as part of the coordinated services design, with power and data properly segregated so they do not interfere, and with the routes drawn, sized and agreed before a single ceiling closes.
Well-planned containment pays for itself twice. During the fit-out it removes the daily on-site negotiation between trades that erodes programme and quality. Afterwards it becomes capacity for change: when the business adds a meeting room, re-plans a floor or upgrades its technology, the new cabling runs through prepared routes instead of through freshly opened ceilings. In listed and period buildings; a regular condition of Central London work; the routes are designed around the protected fabric, which is precisely why they must be resolved on drawings rather than improvised on site.
Data & low-voltage coordination
One set of routes for every system
A modern commercial interior carries far more than mains power: structured cabling, Wi-Fi, audiovisual systems, access control, CCTV and building controls all arrive with their own specialists, and each of those systems needs power, containment and equipment space that someone has to have planned. That someone is usually us. We coordinate the electrical infrastructure for the low-voltage systems in one drawing set: supplies and containment for comms rooms and equipment cupboards, segregated routes for data, and the power and cabling provisions each specialist installs into.
The clearest example is the modern meeting room. Displays, cameras, microphones and room controllers all need power and cable routes in exactly the right places, our Zoom & Teams room page covers that territory in depth. The same logic applies to BMS & automation: controls need field wiring, panel supplies and network infrastructure, and a controls package that arrives on site without coordinated electrical provisions becomes everyone's problem at the worst possible moment. Coordinated early, every specialist finds prepared infrastructure waiting; coordinated late, they find each other.
Phased works in occupied premises
Upgrading the electrics while the business trades
Much of Central London's commercial building stock is never empty. A Soho restaurant cannot close for a month of rewiring; a Mayfair hotel trades through its refurbishment floor by floor; an occupied office cannot lose power to two hundred desks on a Tuesday morning. Working in these conditions is not a complication of our commercial electrical work; it is the normal case, and the design is built for it from the start.
That means phasing designed area by area around the operation, disruptive tasks and shutdowns planned out of hours, temporary supplies where continuity matters, distribution-board changeovers sequenced for nights and weekends, and escape routes and emergency lighting protected at every stage of the works. It also means honesty in the programme: what can be achieved between services in a trading restaurant is different from what a vacant floor allows, and pretending otherwise helps nobody. We set out the phasing, the constraints and the residual disruption in plain terms before the programme is agreed, so the operator, the landlord and the contractor are all working to the same realistic plan.
Testing, certification & handover
Compliance you can hand to your landlord
Fixed electrical installations in the UK are designed, installed and verified against BS 7671, the national wiring regulations standard, and a commercial project is not finished until that verification is documented. A complete handover includes the electrical certification for the new and altered work, emergency-lighting documentation, record drawings that show what was actually installed, and the operation and maintenance information the facilities team will rely on for years.
This paperwork is not bureaucracy; it is commercial protection. Landlords require it to close out consented works. Insurers expect it. Facilities teams cannot maintain what is not recorded, and at dilapidations the occupier with complete records negotiates from a very different position from the one without. Where our appointment includes delivery, we carry inspection, testing and certification through to a documented handover; where installation is tendered to contractors, the certification and record requirements are written into the tender information and reviewed before close-out, so the file the project hands over is complete either way.
A commercial electrical installation is only as good as the documentation that proves it, and that documentation is designed, not hoped for.

Our role is to give that team electrical information it can rely on, AutoCAD drawings and coordinated Revit models produced within the wider BIM coordination, distribution schematics and board schedules, containment layouts, specifications and tender information, builders' work details and the technical submissions landlords ask for when granting consent. Frequently asked questions
Do you provide electrical installation as well as design?+
AVC is a design-led consultancy that also delivers and commissions systems on selected projects. Many clients appoint us for electrical design, specification and coordination only, with installation tendered to electrical contractors against our information; the drawings and schedules are written to be priced and built accurately either way. Where delivery is included, it is agreed explicitly in the appointment, with the same design discipline carried through installation, testing and handover. What we never do is design around a product we want to sell: the design serves the project, not a supply chain.
Can electrical works be carried out while our building stays open?+
Very often, yes, much of our commercial work is planned around occupied offices, trading restaurants and operating hotels. The design and programme are built for it from the start: works phased area by area, surveys and disruptive tasks placed out of hours, temporary supplies where continuity matters, board changeovers sequenced for nights or weekends, and escape routes and emergency lighting protected throughout. What is achievable depends on the building, access and landlord requirements, so we set out the phasing honestly before anyone commits to a programme.
What certification should a commercial electrical project hand over?+
New and altered fixed wiring in the UK is designed, installed and tested against BS 7671, the national wiring regulations standard, and the installation should be handed over with the corresponding electrical certification, emergency-lighting documentation, record drawings and operation and maintenance information. That paperwork has real commercial value: landlords ask for it when consenting to and closing out works, insurers and facilities teams rely on it, and it protects the occupier at dilapidations. We define the required documentation in the tender information and review it before close-out, or produce it ourselves where delivery is part of our appointment.
Can you review or complete an existing electrical design?+
Yes. We review existing electrical designs against the interior scheme, the landlord's requirements, available supply capacity, compliance and buildability, identifying gaps, spatial conflicts and unclear tender information, and issue comments and mark-ups the team can act on. Where a design has stalled or the original designer is no longer involved, we can take the information forward to construction detail, coordinated with the other services and the fit-out programme.
When should electrical design start in a fit-out programme?+
Earlier than most programmes allow for. Distribution equipment can carry long lead times, incoming-supply questions take time to resolve, landlord consent has its own timescale, and containment routes must be fixed before ceilings and risers close. Starting the electrical design alongside the space plan, rather than after it, means capacity, routes and board positions are settled on drawings, where change costs little, instead of on site, where it costs programme. Late electrical information is one of the most common causes of fit-out delay, and one of the most avoidable.
How do you deal with landlord approval and licence to alter?+
We prepare the technical information landlords and their building managers typically ask for: drawings, specifications, load information and the interfaces with base-building systems, and respond to comments from their reviewing engineers. The consent itself always sits with the building owner and their advisers, and timescales vary from building to building, so we flag the approval route early and build it into the programme rather than treating it as an afterthought.
Can you tell us whether the existing supply is sufficient?+
That assessment is one of the most valuable early tasks. We review the existing installation and incoming capacity against the proposed demand: catering kitchens, comfort cooling, IT and equipment loads, and realistic diversity across them, so the project knows early whether the existing supply will serve. Where additional capacity is genuinely needed, identifying it at feasibility matters, because applications to the network operator and landlord negotiations both take time that a fit-out programme rarely has to spare.
Do you coordinate with data, AV and security contractors?+
Yes, and it is where a great deal of fit-out friction disappears. Structured cabling, audiovisual systems, meeting-room technology, access control, CCTV and building controls all need power, containment and equipment space, and each specialist tends to plan those in isolation. We coordinate the power supplies, cable routes, segregation and room provisions for the low-voltage systems in one drawing set, so the specialists install into prepared infrastructure rather than competing for the same ceiling void on site.
Do you design emergency lighting?+
Yes. Emergency lighting is designed alongside the general lighting rather than bolted on afterwards: escape routes, open areas and high-risk task locations covered, test facilities provided, and the certification and log-book requirements defined for handover. In premium interiors the fittings themselves matter: we favour discreet, integrated emergency luminaires that satisfy the life-safety requirement without breaking the ceiling design, and we coordinate their positions with the lighting scheme, grilles and joinery so compliance does not come at the interior's expense.
Can you upgrade an older electrical installation without a full strip-out?+
Often, yes. Refurbishment work starts with an honest review of what exists: the condition and capacity of boards and circuits, the quality of previous alterations, and what records survive. From there the design can prioritise replacement where risk and capacity demand it, retain what is genuinely serviceable, and document the result properly, phased so the premises keeps operating. In older Central London buildings undocumented wiring is common; we plan investigation and circuit tracing into the programme instead of letting it surface as a surprise.
What information should we send with an initial enquiry?+
Whatever exists: floor plans, interior-design information, landlord documents, existing electrical certificates or record drawings, or simply photographs and a description of the premises and the plan. Early-stage enquiries without complete information are welcome; part of our role is helping define the scope.
