Every building service that will ever run through a project – heating, cooling, ventilation, power, lighting, water, drainage – is cheapest and most controllable while it is still a line on a drawing. Move a duct in the model and it costs a revision; move it on site and it costs builders' work, programme and often a compromise the architect has to live with. MEP design exists to make the expensive decisions early, on paper, while every option is still open.

AVC Integrations provides MEP design and consultancy for prime residential and high-end commercial projects across London – mechanical, electrical and public health engineering developed as one coordinated design. We are appointed as an independent design consultant, as designer for a specialist package, on a design-and-build basis, or in support of an existing M&E consultant, and where the appointment continues we carry the same design through installation and commissioning.

The starting point

The problem: engineering decided by the site instead of the drawings

Most MEP failures on high-value projects are not installation failures – they are design absences. Services tendered from sketchy information come back with heavy provisional sums and heavier variations. Risers that were never sized force ducts through steel. Plant arrives that the space cannot ventilate or maintain. Three disciplines drawn in isolation meet for the first time in a ceiling void that holds two of them. Each of these is discovered on site, where the remedy is remedial work, redesign under programme pressure, or a visible compromise in a finished room.

The commercial pattern is just as predictable. A contract let on incomplete design transfers risk to whoever prices it, and that risk returns to the client as claims, delay and disputed change. A coordinated design, issued when procurement needs it, is the least expensive risk-management instrument a construction project can buy – which is why it should be treated as a strategic appointment rather than a drawing service.

How AVC works

The AVC approach: one design, flexibly appointed

We start with strategy before systems: how the building will be served, where plant and risers can live, what the architecture can absorb and what the client actually wants to operate. From there the disciplines develop together – calculations driving selections, selections driving spatial requirements, everything resolved against the structure and the interior design in a coordinated model. Deliverables are aligned to the RIBA Plan of Work, so the design team, the planners and the procurement route all receive information at the depth their stage requires.

The appointment shapes the paperwork, not the standard of the engineering. As independent consultant we design and the market builds; as design-and-build engineers we carry our own design into installation and commissioning with one point of accountability; supporting an existing M&E consultant we add detail, coordination and buildability to a design that already has an author. Because AVC also installs and commissions what it designs on many projects, the drawings are produced by people who have to stand behind them on site – which shows in how buildable they are.

Timing

Why early involvement matters

The decisions that determine whether MEP will be easy or painful – plant locations, riser positions, floor-to-floor heights, ceiling zones, utility capacity – are all taken in the earliest architectural stages, usually before any engineer is in the room. Appoint the MEP design at concept and those decisions are informed; appoint it at technical design and the engineering inherits them, workable or not. The gap between the two is paid for in variations, programme and compromised interiors.

We would always rather join a project at RIBA Stage 2 than rescue one at Stage 5 – though we do both. Even a short strategic review early on, before the planning submission fixes the massing and the plant space, tends to repay itself many times over in decisions that never need to be unpicked.

Frequently asked questions

When should we appoint an MEP designer?+

Earlier than most projects do – ideally at concept, alongside the architect, and certainly before the planning submission fixes plant space and massing. The strategic decisions that shape the engineering are architectural decisions, and once they close, design becomes a negotiation with constraints rather than a choice between options. If a project is already further along, the next best moment is now, before the tender is priced from incomplete information.

What is the difference between design-only and design-and-build?+

In a design-only appointment we act as consultant: we produce the design and any competent contractor builds it, with our role continuing through review and site support if instructed. In design-and-build, AVC designs and then installs and commissions its own design, giving one accountable party for the whole engineering outcome. Design-only preserves competitive tendering of the installation; design-and-build removes the design-versus-installation interface entirely. Which suits a project depends on its procurement strategy, and we are comfortable advising either way.

We already have an M&E consultant – can you still be involved?+

Yes, and it is a role we take deliberately, not by accident. We support existing consultants with detailed design, BIM coordination, specialist-package design and constructability input, working to their design intent rather than competing with it. Consultant-led designs often stop at a level of detail that assumes a contractor will finish the thinking – we are the team that finishes it.

What drawings or information do you need to start?+

For a new build or major refurbishment, current architectural plans and sections plus a brief for how the building will be used are enough to begin the strategy. On refurbishments we also want whatever exists on the current services, supplemented by our own survey where records are thin. Incomplete information is normal at the start – identifying what is missing, and what it puts at risk, is part of the first stage of work.

How are design fees structured?+

Normally as a fixed fee against a defined scope and set of deliverables, broken down by RIBA stage so a project can commit one stage at a time. The fee reflects the building's complexity and the depth of information required, not a percentage ritual, and it is agreed before work starts. Reviews and strategic studies can be scoped as compact standalone appointments.

What deliverables will we actually receive?+

It depends on the stage, and we define it precisely in the appointment. Typically: strategy reports and plant-space requirements early on; calculations, schematics and coordinated layouts through developed design; then specifications, schedules and tender-ready or construction-status drawings at technical design. Where we coordinate in BIM, the federated model and clash reports are deliverables in their own right.

Do you work to RIBA stages?+

Yes – our deliverables and fee stages are aligned to the RIBA Plan of Work, because that is the framework the rest of the design team is working to. It keeps the depth of MEP information matched to what the architect, planner and cost consultant need at each gateway, and it makes our progress legible to everyone else on the project.

Can you review or value engineer a design produced by others?+

Yes. We peer review third-party designs before tender or construction, checking coordination, buildability, maintainability and compliance, and we run value-engineering exercises that reduce cost without quietly degrading the design intent. The honest output is sometimes that the existing design is sound – a review that only ever finds savings should be treated with suspicion.
